The combined purchase price was $2.748 million. Based on the current valuations supplied, the portfolio is now worth $3.785 million.
That represents $1.037 million in reported value growth over the purchase prices, before costs and tax.
Behind that total is a series of individual purchases, with four properties held outside super and three purchased through a self-managed super fund (SMSF).
Seven purchases across two states
The portfolio began with a $480,000 Queensland property purchased in August 2024, now carrying a supplied valuation of $640,000.
Further purchases followed across both states, at prices ranging from $230,000 to $475,000.
By May 2025, the portfolio comprised five Queensland properties and two Tasmania properties.

These are separate ownership structures with different rules, financing considerations and access to funds. Together, they show the two parts of Patel’s property journey.
Making the starting figures easier to understand
A seven-property portfolio is a substantial commitment. Looking at the individual purchases makes the numbers more tangible.
For the $230,000 Queensland property, a 20% deposit equates to $46,000, before purchase costs.
For the $318,000 Queensland property, a 20% deposit equates to $63,600, before purchase costs.
Across all seven purchases, the illustrated 20% deposits total $549,600.
Those amounts are only part of the funding picture. Borrowing capacity, repayments, ongoing expenses and cash reserves determine whether a purchase is manageable. SMSF lending also has its own requirements, so a 20% deposit should not be assumed to be sufficient.
The portfolio’s $1.037 million reported increase is growth in property value. It is not cash received, net profit or a return calculated on the deposits.
What could you build alongside your career?
For professionals focused on demanding careers, long-term financial goals can be easy to keep postponing.
Patel’s story offers a reason to give those goals some attention.
Seven purchases across Queensland and Tasmania have created a portfolio with a supplied current value of $3.785 million. Each property contributes to the overall result.
Your own next step may be smaller: understanding your borrowing position, reviewing your savings or deciding what you want an investment to achieve.
You do not need a seven-property goal to begin that conversation. You need a clear view of your circumstances and a practical plan for moving forward.
